Design Collective was engaged to masterplan and design the final two mixed-use parcels immediately adjacent to the Silver Line’s Innovation Center metro station.  This T.O.D. refocuses energy to the public realm, bringing existing residential and office users to a new pedestrian-centric retail/maker core.  At its heart, innovative maker space, restaurants, shops, and walk-up units comingle to create a diverse and engaging streetscape.  Blurring the lines between public and private, multi-level lobbies connect directly to adjacent restaurants/coffee shops, courtyards, and elevated pool decks with 4-seasons terraces.  Each parcel is designed to wrap around and conceal existing 8 story parking garages, while maximizing resident views and access to a myriad of exterior spaces, light, and air.  Portals, bridges, public courtyards and a mews ensure public porosity through the site, further enhancing this walkable community’s direct access to the Silver Line.  Project totals include +/-38,000sf of retail/maker space, 741,000gsf across 866 units, and 455 new parking spaces.
